1. Scope & host

These terms apply to all bookings of the Carpe Diem holiday home made through this website. The contracting party (host) is Bodo Kremmer; full provider details are in the legal notice.

2. Conclusion of contract

By booking, the guest makes a binding offer to enter into a rental agreement. The contract is concluded upon our confirmation in text form or upon successful receipt of the deposit.

3. Prices & services

The prices shown at the time of booking, including the final cleaning fee, apply. Any local overnight or climate tax is shown separately or is payable on site.

4. Payment

• A deposit of 30% of the total amount is required to confirm a binding reservation.
• The remaining balance of 70% is due no later than 30 days before arrival.
• If the balance is not paid by the due date, the reservation may be cancelled after prior notice to the guest.

5. Cancellation by the guest

The date of receipt of the cancellation in text form (e.g. by email) is decisive.

• More than 30 days before arrival: refund of payments made (less any bank or payment fees).
• 30 to 15 days before arrival: 50% of the total price is charged.
• Less than 15 days before arrival or no-show: 100% of the total price is charged.

6. Withdrawal by the host

We may withdraw from the contract if the balance is not paid on time despite a reminder, or if force majeure makes providing the accommodation impossible. In the case of force majeure, payments already made are refunded; further claims are excluded.

7. Arrival & departure

Check-in from 2:00 pm, check-out by 11:00 am, unless otherwise agreed.

8. Occupancy & house rules

• The accommodation may only be occupied by the number of guests booked.
• Smoking is permitted outdoors only.
• Please respect quiet hours and the neighbourhood.
• Pets only by prior arrangement.

9. Liability & damages

The guest is liable for culpably caused damage to the accommodation and its furnishings. Our liability is limited to intent and gross negligence; for injury to life, body or health we are liable without limitation.

10. No right of withdrawal

For the rental of holiday accommodation for a specific date, there is no statutory right of withdrawal. The cancellation terms above apply.

11. Final provisions

Greek law applies. Should any provision be invalid, the validity of the remaining provisions remains unaffected.
